Regional Portfolio Manager - Commercial Property, Johannesburg

Profile Personnel · Johannesburg, Gauteng

Full time
Closes 3 Dec 2026 (25 days left)
Source verified Checked yesterday

Overview

A growing commercial property company in Johannesburg is looking for an experienced Portfolio Manager to take charge of a diverse property portfolio across Gauteng. You will drive financial performance, keep tenants happy, and lead a small property team. If you have 5 to 7 years in commercial property management and want a role with real ownership, this could be a strong next step.

About the role

This is a hands-on leadership role for someone who understands commercial property inside out. You will take ownership of a multi-sector portfolio across Gauteng, with a focus on growing net operating income, keeping buildings occupied, and making sure operations run smoothly.

You will work closely with finance and facilities teams, manage lease negotiations, and guide a Property Administrator. The role suits someone who is comfortable with numbers, confident in tenant conversations, and able to balance day-to-day operations with longer-term portfolio strategy.

Important: Please attach a certified copy of your ID and qualification with your application. Only shortlisted candidates will be contacted. If you do not hear back within 14 days, consider your application unsuccessful, but your CV will be kept on file for future roles.

Requirements

  • Bachelor's Degree in Property Studies, Real Estate, Finance or Business Management
  • 5 to 7 years of experience managing a commercial property portfolio
  • Proven experience with multi-sector property portfolios and strong financial performance
  • Sound knowledge of commercial leases, property management principles and facilities management
  • Strong financial, negotiation, communication and stakeholder management skills
  • Proficiency in MDA or MRI, Microsoft Excel, Outlook, SharePoint and Microsoft Copilot
  • Valid driver's licence and own reliable transport
  • Certified copy of ID and qualification required for application

Responsibilities

  • Manage the financial performance of the portfolio, including budgets, forecasts, reporting and NOI optimisation
  • Drive leasing, tenant retention and vacancy reduction strategies
  • Negotiate lease renewals and commercial lease agreements
  • Monitor arrears, recoveries and operating costs to maximise portfolio returns
  • Oversee property operations, maintenance, facilities management, compliance and capital projects
  • Build and maintain strong tenant and stakeholder relationships
  • Lead and develop the Property Administrator while working closely with Finance and Facilities teams
  • Ensure compliance with all statutory, lease and company governance requirements

Success Guide

This role is a good fit if you already have a few years of solid commercial property experience and you are ready to take charge of a portfolio rather than just support one. When you apply, make sure your CV clearly shows the size and type of properties you have managed, and the financial results you have achieved, such as improved NOI or reduced vacancies.

Remember to attach a certified copy of your ID and your qualification, as the ad specifically asks for that. In an interview, be ready to talk through how you handle difficult tenants, negotiate leases, and work with numbers. Highlight any experience with MDA or MRI, as those systems are specifically mentioned.
