A growing property organisation in Johannesburg East is looking for a CA(SA) Financial Controller or Senior Finance Manager to lead a complex property finance portfolio. This role comes with a clear succession plan into a CFO position within 2 to 3 years, making it ideal for an ambitious finance professional with commercial property experience. - Leading the full finance function across multiple property entities
- Partnering with executive management on strategy and business planning
- Overseeing reporting, compliance, cash flow management, and governance
- Managing tenant billing, recoveries, and utility recoveries
- Driving process improvements and efficiencies within the finance function

Requirements
- CA(SA) qualification is essential
- Minimum 10 years of finance experience
- Proven success in a Financial Controller, Senior Finance Manager, Financial Manager, Head of Finance, or similar senior finance leadership position
- Essential experience within commercial property, property management, real estate, property funds, or property investment environments
- Strong exposure to tenant billing and recoveries, utility recoveries, cash flow management, financial reporting, budgeting and forecasting, and multi entity structures
- Proven track record of leading and developing finance teams
- Advanced financial reporting and management accounting skills
- Strong IFRS and compliance knowledge
- Financial controls and corporate governance expertise
- Property management accounting systems experience
- Tax, audit, and regulatory compliance experience
- Advanced Microsoft Excel capabilities
Responsibilities
- Lead and oversee the full finance function across multiple entities
- Partner with executive management on strategic initiatives and business planning
- Deliver meaningful financial insights to support decision making and business growth
- Evaluate performance trends and identify opportunities to improve profitability and operational efficiency
- Support key commercial projects through robust financial analysis and modelling
- Oversee monthly, quarterly, and annual reporting cycles
- Review management accounts and financial reports
- Maintain strong financial controls, governance frameworks, and risk management practices
- Manage external audits and stakeholder engagements
- Oversee tenant billing, recoveries, and revenue management processes
- Manage utility and municipal recoveries across the portfolio
- Monitor collections, arrears, and debtor performance
- Drive process improvements and efficiencies throughout the finance function
- Lead cash flow forecasting and treasury management activities
- Oversee intercompany accounting and reconciliations
- Ensure compliance with IFRS, tax legislation, and statutory requirements
- Lead, mentor, and develop the finance team
- Foster strong collaboration across finance and operational teams
